Crush’s Crash Pad strives to bring our guest to a wonderful tranquil place. Newly updated in March 2021, has all the newest features.

We offer a new keyless entry with a safety code that will give you contact free entry. Our property management team with 1st for Orlando is rated one of the best in Windsor hills. They have an excellent cleaning team that is doing a wonderful job providing high quality clean vacation homes.

There is overflow parking in the WH community lot with prior owner approval needed. If you have a third vehicle in your group, overflow parking may be found around the clubhouse area, the condos, and behind the sports courts on Comrow Street. Street parking is NOT permitted. Important: Three (3) vehicle limit per driveway per Windsor Hills Resort rules. Parked vehicles may not obstruct sidewalk or be parked sideways. We are unable to assist should a vehicle be towed, and any parking violations will be billed to the credit card on file.

We have updated our appliances and kitchen supplies, baby supplies and towels, new bed linen. We have also updated our AC and water heater and pool pumps so that your stay will not be ruined with something breaking down. Some of our guest have described our villa as a home away from home. We have a new Star wars mini theater game room: Pool table, fully loaded arcade Pac man game+59. Also offer 2 brand new massage chairs to kick back and relax after a busy day at parks or events. We have fully stocked the kitchen with many new cooper chef pans and Niji blender and coffer makers. We offer complimentary Pool heat & bbq along with 3 propane tanks.

We have chosen to make sure our guests have most of your needs met. We provide: toilet paper 3 rolls per each bathroom, trash bags for each day, dishwasher pods, dish soap, laundry pods, bounce, paper towel.

How do I book?

Please go to booking inquiring tab at the top of the website. From there you will be directed to a link to where you’ll be able to request a quote, and to book that date should you choose. You’ll see a calendar of what’s available and the prices for those dates. Just put in the dates that you’re looking for and then you’ll receive you’re quote. You may call 1st for Orlando at 863-424-0008 to do the booking. You’ll speak to Kelly, Fern or Vanesa. They’re all great and will do a wonderful job helping you out with the steps and any other questions that you may have.

Is there a minimum age to book?
The minimum age to rent is 25 years old.
Where do I collect the keys from?

We have fitted a state-of-the-art numeric door lock that eliminates the need for keys. Guests are issued with a unique door code valid for the duration of their visit. You will receive the door code three days before your arrival. When you put in your code, wait a few seconds until you hear the gear to move and then turn the doorknob and push in. If you push too quickly it won’t open.

Do you charge a cleaning surcharge for short stays?
Yes. It’s $250.
When is payment due?

I have made an online payment for my booking, but I have not received a booking confirmation, what should I do?
Please call the Property Management office of 1st for Orlando at 863-424-0008.
Who owns the villa?
The villa is owned by us (Michael & Meta Van Skiver) and is available exclusively through us. M & M Legacy Vacation Rentals LLC is a family owned/operated company.
What currencies can I book or make payment in?
We currently offer the option to book in US Dollars.
What payment methods do you accept?
Credit/Debit card.
Can I arrange an early check-in or late checkout?
An early check-in or late checkout can be arranged, subject to availability, for the payment of a nominal fee. Where availability exists, it is possible to book an early check-in or late checkout calling 1st for Orlando between 2-7 days prior to the arrival or departure date.
How far away is the villa from the Orlando Airport?
It’s about 23 miles or about 30 minutes away from the villa.
What happens if I have a problem with the Villa while in Florida?
1st for Orlando Property Management Company based in Florida who will be more than happy to assist you with any problems. The staff at the management company work 9am to 5 pm, but they can be contacted at any time of the day or night in the event of an emergency. The emergency number will be listed on the Guestview which is just inside the front door.
How many guests can the house accommodate?
The villa sleeps 12 people comfortably. There are 4 king size beds and then a twin and full-sized bed in each of the kids rooms.
Are smoking, vaping, or smoking marijuana allowed?

Which direction does the pool and Lanai face?
The pool and Lanai face East, directly across from the water slides. There’s so much sun and that it’s heated, so it doesn’t matter what direction it’s heading. We had one of our guests tell us that their kids had no problems getting sun and that was in April.
Do you have a BBQ?
Yes, and the propane is complimentary.
How do we find the villa?
You’ll receive all that information three days before your arrival.
What supplies do we provide?
You’ll find laundry pods for sensitive skin for laundry, bounce, paper towels, toilet paper, and trash bags.
What do you offer for family entertainment?
VERY MUCH SO! We have a Rapunzel room for the princesses, and a Nemo room with Crush (hence the name Crush’s Crash Pad) for your adventurer’s. We also have a movie room, a pool table, many games and Arcade style game machine that includes 60 games. We also offer many DVD’s for the family to watch and books in a “reading nook” for the little ones to read with their parents.
Is the pool and spa heated?
Yes, as a complimentary service.

What golf courses are close to the villa?
Florida is one of the top golfing destinations in the world. With its year-round ambient weather and some of the USA’s top courses in the Orlando area, you will always be able to find a new course every day if you choose. The world-famous Champions Gate courses are on your doorstep. Two Greg Norman designed courses and the world headquarters of the David Leadbetter Golf Academy to brush up your game.
What kind of security features do you provide?

This is a “gated community”, so there is a guarded gate to get into the community. Please make sure you let us know the names of all the drivers, with the names as they show on your driver’s license. For example: If your name is John Q Smith, and that’s the way your driver’s license has your name listed as, but you only give us John Smith; the guards will not allow you through the gate.


There are Ring cameras at the side of the front door, above the garage, and each side of the house to protect the pool pump and heater. Use of these devices also helps ensure guest safety.


A safe for your valuables is also available in the home. This is on the floor of the pantry closet to the left of the refrigerator in the kitchen.


There are two security options that are required by the state of Florida for ALL homes with pools. You will see a security fence and a security alarm. Please do not take down the fence or disable the alarm. ESPECIALLY if you have children!

How do we get rid of the trash?
If you look right of the front door, you’ll see a brown box. Please put your trash inside the box and make sure the lid is closed. The trash is picked up daily except for Wednesdays. They usually pick up the trash at about 9:30 am.
When is the pool cleaned?
Once a week on Wednesdays.
Anything special I should know about this year?
Yes! It’s Walt Disney World’s 50th Anniversary and they started celebrating it on October 1, 2021. They’ll be celebrating it for 18 months! Because of this you’ll see special items for sale, and special firework displays just for this occasion! You might want to talk to a cast member asking them what time the fireworks are that evening, where’s the best place to see them, and what time you should get there to get the best seat.
Do you have any suggestions on how to make this the best Walt Disney World trip ever?

My wife does an AWESOME job of this! She LOVES Walt Disney World, so she’s willing to spend some time doing some research, but she doesn’t plan Walt Disney World trips. She does a lot of looking at Youtube websites about Walt Disney World. One of her favorites is Molly All ears. But there are SO many others like: DFB Guide, The Disney Blog, and Dad’s guide to wdw.


How do i access the facilities at Windsor Hills?

Effectively immediately, all guests at Windsor Hills must obtain wristbands before using the community pool, hot tub and water park. Wristbands are free to guests staying in the community and should be worn the length of your stay. You are welcome to attach them to a hat, shoe, bag or cooler if you do not want to wear it for your entire stay. To get wristbands, just stop by the Welcome Center at the Clubhouse. Give the staff your name (or name of guest who booked the home) and the address of the home.


Guests of guests or day visitors will be asked to buy bands at a cost of $10/day and must be approved by the owner. Guests of guests and day visitors MUST be accompanied by a registered guest at all times when using the amenities.

What are the community pool and hot tub opening hours?
8am until 10pm (excluding any unforeseen closures due to maintenance or bad weather).
What are the water slide opening hours?

April 1 thru September 30 10am until 8pm.


October 1 thru March 31 10am until 6pm.

Is the community pool heated in winter?
The community pool is heated to 82 degrees Fahrenheit in the winter.
What hours is the gym open?
The Gym hours are 6.30am until 10pm.
Are there barbecue areas on the site?
Yes, they are located by the tennis courts. You can use coals if you wish. If you wish to rent a barbecue stop by the resort management office for a list of vendors.
Are there showers and toilets at the club house and pools?
Are guests allowed to receive grocery deliveries to their rental property?
Deliveries to guests are allowed as long as they have (1) a valid driver’s license (2) know the correct address in the resort.
Are Uber/Lyft/taxis permitted to pick up guests from their rental property?
This is fine if you notify security in advance and ensure the driver has your details including address of stay.
Does the resort allow Amazon deliveries to rental properties?

Amazon themselves comes into the community several times a day to make deliveries.


But if Amazon uses the USPS to mail a package, because there are no mailboxes in Windsor Hills, items are returned to sender.


If Amazon uses FedEx or UPS, those delivery companies are allowed into Windsor Hills all day long.


Before ordering items from Amazon, guests and owners should find out how the item will be shipped.


We don’t accept packages at the office for guests or owners because we don’t have a secure place to store items. But many property manager may accept packages for a fee.

I’m interested in buying in Windsor Hills, how do i identify and secure a property management company?

We recommend staying with the existing property management company for the first year. Learn the process because there are busy and non busy seasons.


The short term rental business is very unique and different to long term or beach or ski rentals.


Recommendations can be provided with a list of 92 companies that can operate within the resort.

Do the condo blocks have elevators?
Yes, all condo blocks have elevators.
How many cars can town home driveways accommodate?
Driveways in the town homes cater for one car. There is additional parking areas within the town home section of the resort for extra vehicles. There are 210 town homes and 315 parking spots including the driveways in front of each town home.
What are resort rules around parking of oversized vehicles?

Owners and Guests may park their passenger cars and vans in the driveways and designated spaces in front and near the pool homes, townhomes and condominiums.

However, if you are driving any of the following vehicles, you must park this vehicle in the OVERSIZE VEHICLE DESIGNATED PARKING AREA.

  • Motor Homes Recreational Vehicles Commercial Trucks / Vans Buses
  • Trailers
  • Boats / Jet Skis Motorcycle Trailers

The parking rules at Windsor Hills are as follows:

    1. Owners and Guests may not park their oversize vehicles in front of the pool homes, townhomes and condominiums for overnight or long term.
    2. These oversize vehicles must park in the designated parking area in the parking spaces at our Recreation Park located at 7721 Comrow Street.
    3. The gate attendant must issue a GUEST – OVERSIZE VEHICLE parking permit not to exceed 30 days. Please keep this permit visible on the parked vehicle.
    4. Owners and Guests may load or unload these vehicles in front of your vacation home temporarily up to 4 hours during your arrival and departure dates.
    5. Contractors may not park their vehicles overnight inside Windsor Hills.
    6. Vehicles parked in violation of these parking rules at Windsor Hills WILL BE TOWED at the expense of the vehicle owner.
